Located at 176 Breakfast Creek Rd, Solais Residences will comprise 164 two- and three-bedroom apartments and penthouses overlooking heritage-listed Newstead House and Newstead Park, with views across the Brisbane River.
Designed to capitalise on the site’s northeast orientation and protected outlooks, the residences will feature living spaces with views across Newstead Park, dual reaches of the river and towards the Brisbane CBD, with apartments priced from $1.698m.
The development is scheduled for completion between October and December 2028.
Founder and managing director Tom Dooley identified the site after an extensive search for a blue-chip location capable of meeting the company’s strict criteria for position, outlook and long-term appeal.
“I had been searching for a site of this calibre in Newstead since completing our Argyle development on the river in Maxwell St, New Farm,” he said.
“When this site became available, I knew immediately that it had the qualities we look for.

Designed by Plazibat Architects, floorplans feature two-bedrooms, two-bedrooms plus multipurpose room, three-bedrooms, and three-bedrooms plus multipurpose room apartments, together with a collection of penthouses.
Solais Residences will feature more than 3000sq m of resident amenities, including a full-floor residents’ retreat on level five bringing together wellness, leisure, recreation and work-from-home facilities, and a rooftop retreat offering additional wellness, dining and entertaining spaces.
