Solais Residences will appeal to investors, owner-occupiers and downsizers
Veteran developer Tom Dooley is poised to launch a 29-level apartment tower that is expected to dominate the trendy inner-Brisbane suburb of Newstead.
The $486m project, known as the Solais Residences, is designed to appeal to a spread of buyers, ranging from owner-occupiers to investors and downsizers.
Marketing of the tower starts next month, however construction of the two- and three-bedroom unit tower is already under way. Apartment prices start at $1.698m, including car parks.
Fronting 176 Breakfast Creek Road, the 164-unit Solais Residences tower will overlook heritage-listed Newstead House and Newstead Park, with views across the Brisbane River.
The apartments will feature large living spaces with views across dual reaches of the Brisbane River and towards the Brisbane CBD.
The development is scheduled for completion by late 2028.
In a statement, Tom Dooley of the eponymous development company, said the site offered connectivity to the city, protected parkland and river views, was walking distance to shopping and dining precincts, and was positioned outside the higher-density Gasworks district in Newstead, which is around 3km from the Brisbane CBD.
“Sites with those characteristics are extremely difficult to find, which is why we undertake extensive due diligence and are prepared to wait for the right opportunity,” he said.
Despite the softening national property market, Mr Dooley is confident of Brisbane’s real estate market saying the city benefits from population growth, major infrastructure investment, expanding employment opportunities and a lack of solid housing supply.
“The investment and transformation under way in the lead-up to the 2032 Olympic and Paralympic Games will continue to strengthen the city’s appeal,” Mr Dooley claimed.
Designed by Plazibat Architects, Solais Residences will comprise two-bedroom units, along with two-bedroom units plus multi-purpose room, three-bedroom apartments, and three-bedroom plus multi-purpose room apartments.
There will also be a few penthouses within the development which will be launched at a later date. Prices are yet to be revealed.
The tower will feature more than 3000sq m of resident amenities, including a full-floor residents’ retreat on level five, bringing together wellness, leisure, recreation and work-from-home facilities, together with a rooftop retreat with extra wellness, dining and entertaining spaces.
Marketing agent TOTAL Property Group managing director Adrian Parsons said the start of construction was an important milestone at a time when demand for high-quality apartments in Brisbane’s established inner-city locations remained strong.
“We are continuing to see strong demand for larger, well-designed premium apartments in established Brisbane locations where buyers recognise long-term value in the position and quality of the development,” Mr Parsons said.
“Demand is coming from owner-occupiers seeking larger apartments as long-term homes, downsizers wanting to transition from established houses without compromising on space, amenity or location, and investors seeking quality property in tightly held inner-Brisbane precincts.
“At the same time, the supply of new premium apartments on genuinely blue-chip inner-city sites remains constrained, particularly large sites with protected parkland and river outlooks.
